We offer landlords exceptional tenant placement services, which includes marketing your property and screening potential tenants. Once we find a high-quality tenant for your property, we'll create a lease agreement and get it signed so you can start collecting rent. The tenant placement service is offered on its own, without our full property management services for landlords who prefer to manage their own property without the headache of finding quality tenants.

How Our Property Management and Tenant Placement Services Work

 

Marketing Your Property

We offer full property marketing services for both tenant placement and property management services. Here's a rundown of what you can expect when we market your property to find tenants:

  • Placement in MLS (Multiple Listing Service); we co-broker with other Realtors at no additional fee to you.
  • Through MLS our rental inventory goes to Realtor.com, Trulia, Zillow, and all other nationwide web sites that pull data from MLS. We also display your property on our own website as well.
  • Craigslist and social media advertising including Facebook.
  • We place our distinctive full panel yard signs.
  • In addition, because of our longevity in the business, our standing in the local community due to our philanthropic and community activities, and our constant advertising, we generate hundreds of calls per week from prospective tenants.
  • Show your property to prospective tenants.
  • Screen all applicants with a credit check and criminal background check as well as verifying all rental references and employment history.
  • Lease preparation using lease documents and addendum made by the Florida BAR and approved by the Supreme Court.

Placing and Retaining Quality Tenants

When we find prospective tenants, we will screen them by doing credit checks and checking their source of income to ensure they are well-suited for the property. We'll work hard to retain quality tenants from year-to-year so investors won't have to worry about vacancies.

Lease Agreements and Collecting Rent and Deposits

Our lease agreements are the tenants and airtight and have been approved by the supreme court. We'll provide tenants with the agreement and once it's been signed by both the tenants and landlord, we collect security deposits and first and last month's rent. If landlords choose to only utilize our tenant placement services, these services end once the lease has been signed. 

Handling Maintenance Requests

We work with certified electricians, plumbers, HVAC technicians, and other handymen in the county to resolve any maintenance issues right away. We work with the best maintenance workers and get the most affordable prices on repairs for all of the properties we manage. 

Minimizing Disputes and Vacancies

If there's a tenant dispute, we will handle it swiftly before it becomes problematic. If a tenant ever breaks a lease, we work diligently to fill the vacancy as quickly as possible with a new, quality tenant. 

Providing Financial Statements to Landlords

Each month we will provide in-depth financial statements to landlords using our in-house accountants. We outline rent payments, any maintenance fees, and any other financial information relevant to your property.

Property Inspections

Our team does regular property inspections to ensure your investment is being treated well. This includes inspections after a tenant moves out so we can determine any damages that need repairs prior to new tenants moving in.

Pricing 

We offer two services for our landlords: tenant placement and full property management services. If we are only placing a tenant, we will collect the security deposit and first month's rent. Our fee would come out of the first month's rent (8% of the gross annual rents contracted; this always calculates to be slightly less than one month's rent), and you would receive the balance of the first month’s rent and the security deposit along with the original lease and paperwork.

The lease would instruct the tenants to pay you directly after the first month's rent and to call you for any maintenance requests. You would be responsible for holding the security deposit in accordance with Florida State law. 

For full property management services, the fee is 12% per month as the rents are collected. You do not pay a placement fee and a management fee; our full management service includes the tenant placement. Both services are inclusive; you do not pay any additional fees for marketing or lease preparation.
